The Citadel

The Citadel Building is located in Washington, DC’s hip and trendy Adams Morgan neighborhood and has gone through many different purposes since it was built in the 1940’s.  The building has served as the National Arena featuring a public roller rink with bowling alley before becoming the Citadel Motion Picture Center in the mid 1980’s.  Douglas Development acquired the building in the mid-2000’s and converted it into a mixed used retail and residential building featuring a grocery store, lofty apartments and underground parking.  Construction financing was provided by Lafayette.

The Woodies Building

From the late 1800’s until its closing in the 1990’s, this historic building was the home to the legendary Woodward & Lothrop flagship department store.  With the acquisition of this famous landmark, Douglas Development began a successful two-year entitlement process to rezone the property from a department store/arts use to office and retail uses.  After the entitlements were secured, the building’s interior was fully renovated and the facades restored.  A new two-story metal and glass roof addition provided an additional 60,000 square feet of class A office space.  Construction financing for the project was provided by HSBC Bank.

Historic Row

After an extensive and competitive bidding process, Douglas Development was selected over many other highly qualified developers by the General Services Administration (GSA) to acquire the purposes of  renovation and redevelopment of the F Street Historic Row.  The construction consisted of an extensive historic renovation of buildings fronting F Street, construction of a new office tower to the south of the historic buildings and building of nine high end luxury apartments.  The construction financing was provided by Fremont Investment & Loan.

Hecht Warehouse

This property was originally built in 1937 and expanded in 1948 as the central warehouse for the Hecht Company Department Stores. The six story building was constructed in a Streamline Modern style featuring glass block extensively, culminating in a twelve-point star shaped cupola at the corner that is illuminated at night.  Douglas Development purchased the building in 2011 and redeveloped the property into a mixed-use retail and residential complex in 2016. The warehouse features a 900+ parking garage, 300 apartments and 125,000+ SF of retail.

Uline Arena

Uline Arena was recently re-development in the burgeoning NoMa neighborhood of Washington, D.C. The 2.5 acre site is located at the intersections of Delaware Avenue NE, M Street NE and 3rd Street NE, with Congress Street NE dying into the property. The property is currently occupied by the Arena building (historic), the Ice House building (historic), and two other commercial buildings, most used as parking structures. The Arena building, best known for being the venue for the first American concert given by The Beatles, is also architecturally significant due to its concrete barrel vault roof and structural concrete arches. The Ice House building is the original ice manufacturing facility which provided ice for the skating rink within the Arena building. It was there where Mr. Uline created his patented equipment which became so successful that the Arena building became necessary.

The single-story Arena building was converted into a single level of retail below three levels of office space. The Ice House building has additional ground level retail space with a portion of the first level being dedicated to office. Above this there are two additional levels of office space. Parking is also available on site.

Wonder Bread Factory

In the early 1900’s in the Washington, DC’s Shaw neighborhood, confectioners worked in this now historic factory baking Wonder Bread and tasty Hostess Cakes.  The factory closed in the 1980’s, moved its operations elsewhere and the building sat vacant for almost 20 years.  Douglas Development began transforming and preserving this historic building in 2012 into a unique loft-style office environment with high ceilings and large glass windows throughout the building.

The Atlantic Building
