The Citadel

The Citadel Building is located in Washington, DC’s hip and trendy Adams Morgan neighborhood and has gone through many different purposes since it was built in the 1940’s.  The building has served as the National Arena featuring a public roller rink with bowling alley before becoming the Citadel Motion Picture Center in the mid 1980’s.  Douglas Development acquired the building in the mid-2000’s and converted it into a mixed used retail and residential building featuring a grocery store, lofty apartments and underground parking.  Construction financing was provided by Lafayette.

The Woodies Building

From the late 1800’s until its closing in the 1990’s, this historic building was the home to the legendary Woodward & Lothrop flagship department store.  With the acquisition of this famous landmark, Douglas Development began a successful two-year entitlement process to rezone the property from a department store/arts use to office and retail uses.  After the entitlements were secured, the building’s interior was fully renovated and the facades restored.  A new two-story metal and glass roof addition provided an additional 60,000 square feet of class A office space.  Construction financing for the project was provided by HSBC Bank.

Historic Row

After an extensive and competitive bidding process, Douglas Development was selected over many other highly qualified developers by the General Services Administration (GSA) to acquire the purposes of  renovation and redevelopment of the F Street Historic Row.  The construction consisted of an extensive historic renovation of buildings fronting F Street, construction of a new office tower to the south of the historic buildings and building of nine high end luxury apartments.  The construction financing was provided by Fremont Investment & Loan.

Wonder Bread Factory
